ORDERING A HOUSE
In addition to providing our clients with years of experience, expertise and high quality work, we also provide guidance. We prepare sketches, building permit documents and everything else needed before a project starts. Then we are involved throughout the entire journey, from the first idea to the completion of the new building.
YOUR PROJECT
To make it as easy as possible for our customers, we offer you turnkey houses. You sign an agreement with us at Bohus-Villan and we take care of everything until your home is ready for occupation. All contracting is done directly through us.
FROM BUYING A PLOT OF LAND TO MOVING INTO A COMPLETED HOUSE
Buying a house can be one of the biggest investments you make. That's why it's important that everything feels right and turns out the way you want it to. With us, you buy the material kit and then sign a contract with a local contractor to build the house.
The agent is there to support you during the construction process until you move in. With our practical checklist, you can follow every step of the building process, from idea to finished house.
1. BUDGET
Contact your bank to find out how much you can borrow and make a housing calculation with them. As a basis, you will need a production cost estimate that includes all identified costs for your house construction. We can help you with this process.
2. SITE PURCHASE
First of all, you need to find a suitable plot of land. Feel free to look at several options. Important questions: What about transport, childcare, schools, etc. in the area?
Check with the municipality's town planning office what regulations apply to your particular plot. Lantmäteriet can provide information if the plot is encumbered by an easement or is pledged. Remember that costs such as electricity and water connections will be added, as well as street costs.
3. CHOICE OF HOUSE MODEL
Time to choose a house! The house you choose will depend on your own preferences in terms of style, size and layout, as well as the plot of land you have. Each area has its own unique planning regulations that determine how big and high you can build. We at Bohus-Villan or the municipality can help you find out what applies where you want to build.
We take all this into account when discussing which house model is best for you. Most things can be solved! Bohus-Villan helps you with sketches and the solutions you want.
4. AGREEMENT
Once you have chosen a house model, you sign a contract with us. We manufacture house modules or wall blocks at our workshop in Hunnebostrand. Naturally, we offer a turnkey contract.
5. BUILDING CODE
We help you with all the necessary administrative paperwork, such as building permits. The granting of building permits takes a slightly different amount of time depending on which municipality you are building in.
Similarly, the price of a building permit application may vary by municipality. Speak to your contact person for more detailed information on the requirements in the area where you choose to build.
6. FINAL ORDER
Once the building permit is granted, we prepare a manufacturing and delivery order.
The house is now entered into our production planning and you will be given a fixed date for delivery and completion.
7. BANKING AND PAYMENTS
In order to build a house, you must have a building credit from your bank. A building credit is a loan that is paid out gradually as the construction costs are incurred. When the building work is finished, your loan is converted into an ordinary mortgage.
The bank will give you more information about this. A few weeks after the final order, we will request a so-called blocking commitment. This means that the bank reserves in writing the amount of money that BohusVillan will invoice.
8. CONTROL OFFICER
The law requires you to appoint an inspection officer (KA) when you build a house. According to the Planning and Building Act (PBL), the main task of this person is to check that the building plan is being followed. Your CA must be appointed before the start of construction and approved by the municipality. The inspector must participate in consultations and the final inspection.
The cost of KA may vary. Talk to your contact person for more detailed information.
9. CONSULTATION AND START-UP AUTHORISATION
After you have received a building permit, the municipality will organise a technical consultation. As with building permits, we will help you prepare the necessary documents. After the consultation meeting, you will receive a start notice.
10. TRANSLATION
Posting is done in connection with the building permit application. There is then a position check on completion.
11. THE BUILDING TIME
The construction time, from delivery to occupancy, varies depending on the size and design of the house.
12. INSURANCE
Your house construction is insured as soon as you have signed a purchase contract with us.
13. HANDOVER/FINAL INSPECTION
If a final inspection is required, an independent inspector will invite you and other interested parties to the final inspection.
Only after an approved final inspection does the municipality issue a final certificate.
14. FINAL REPORT
Now it's finally time for you to move into your dream home and start decorating.
